<p>The percentage of Boise home sellers who cut their asking price declined again in February and sellers made slightly smaller reductions in prices, real estate website Zillow.com said on Wednesday.</p>
<p>The median list price of homes, however, fell in January, sources said in a report, which was obtained by Reuters ahead of its scheduled release.</p>
<p>With January posting a 19.8% rate of at least one price reduction per home for sale, February&#8217;s slightly lower number of 19.5% has some significance to homeowners and industry spectators.</p>
<p>Even the average amount of price deduction decreased from month to month by around a tenth of a percentage point.</p>
<p>This trend is not a recent one either, given that Boise real estate listings have successively dropped for the past year or more. Zillow indicates that 33.2% of all homes listed in February suffered an 8.7% median price reduction from the previous month across the nation.</p>
<p>The median list price of homes fell 1.4% in February from January, to $205,000, which is down 6.8% from the median listing price in February 2009, sources said.</p>
<p>The Boise real estate statistics continue to improve with the median day on market dropping from 109 in January to 105 days in February sources reported. However, Augusts days on market numbers were only 90 days on average.</p>
<p>In February 2009 the median time on the Boise real estate market was 109 days on Zillow.</p>
<p>With demand at a low level those who are trying to sell their property in this area should plan accordingly and continue to adjust their prices to keep pace with it. The best way to use this information is to adjust your sales price if your home has not sold in the specified market window, and try to catch up to the new market price in the Boise real estate market. Sacrificing equity by reducing your price to catch up to a market that is headed downward is very hard to do, so plan ahead and be ready to make the concessions.</p>
<p>This allows Boise real estate buyers the time to carefully consider exactly what they want and to patiently plan exactly how they are going to get a home that meets all their needs. No matter how many times the media wants to point out that it is a &#8220;buyers&#8221; market, the best values always go fast so being poised to pounce is vital key to success.</p>

<p>Hopes soared on reports that the recession was coming to a close as the United States economy posted a healthy 5.9% gain and businesses invested to boost GDP. As the recession eases Boise real estate will be helped out by the positive news.</p>
<p>It was estimated that Gross Domestic Product would increase at a clip of 5.7%, instead it grew at a rate of 5.9% according to the Commerce Department, based on fourth quarter financial numbers. This is the fastest pace the GDP has grown since the middle of the year in 2003. The fastest quarter was the third quarter which posted a robust 2.2% growth rate. The Boise real estate market will see some benefit from these increases, plus other local market factors.</p>
<p>In the winter period the GDP posted fore-casted growth of 5.7%, which indicates goods and services production totals, according to Reuters. While the economy rebounded strongly in the second half of 2009 from the worst downturn since the 1930s, data so far suggests the rapid rate of acceleration slowed somewhat in the first quarter of 2010. Considering the housing slump and the low consumer confidence reports, businesses continued to reduce inventories to purchase needed software and equipment which all added up to a boost in fourth quarter numbers. All local indicators show that the rates of decrease were similar in the Boise real estate market.</p>
<p>Stripping out inventories, the economy expanded at an annual rate of 1.9%, rather than the 2.2% pace estimated last month, indicating growth was not being driven by demand. Inventory sales amounts were alarmingly reduced from $33.5 billion to around $16.9 billion in the final quarter. There was a signification reduction from July to September of $139 billion. The change in inventories alone added 3.88 percentage points to GDP in the last quarter. This was the biggest percentage contribution since the fourth quarter of 1987. As home materials companies liquidated inventory, Boise real estate reaped some benefit from that.</p>
<p>For the whole of 2009, the economy contracted 2.4%, the biggest decline since 1946, the department said. Even consumer spending projections had to be adjusted downward from 2% in January to the actual number of 1.7% increase. In the preceding quarter, the federal government &#8220;cash for clunkers&#8221; program lifted GDP by 2.8%, which was obviously a short term fix for a sector of the economy. The disappointing news came from the consumer spending sector which added only a 1.23% GDP gain, which is low considering it is normally about 70% of GDP. As the national economy contracted, the Boise real estate market contracted right along with it.</p>
<p>Businesses continued to invest in equipment and necessary software at such a rate that the commercial real estate slump was not a cause of negative number in the Gross Domestic Product in the fourth quarter. Increases in business investment, from a projected 2.9% to a 6.5% actual pace helped out a lot. In the preceding three months, it had slid by about 5.9%. With an anticipated increase of 5.7% for the fourth quarter, the construction numbers were a bit of a disappointment when they came in at 5%. Posting an increase of just under 19% in the third quarter, there was quite a disparity between quarters. On the back of stronger exports and imports, which left a trade gap adding .3% to the GDP, the fourth quarter boasted better numbers than otherwise anticipated. <p>Many of the reports of fraud being reported are outrageous, says Lawrence Wasden, Idaho&#8217;s Attorney General. Many homeowners, who are desperate to keep their homes, are charged hundreds and sometimes thousands of dollars, although no attempt to change their loan is made. The legal wrangling has led to 2 filed lawsuits, and 3 settlements being agreed upon on behalf of consumers, through the Attorney Generals office. Many Boise real estate holders have been left without a plan when it comes to foreclosure because of these types of behaviors.</p>
<p>In order to help many Boise real estate owners receive the loan modifications they were hoping for, the Attorney Generals office even brought in a counselor as a resource. Additionally, free foreclosure guides were also printed up and handed out.</p>
<p>The Idaho Attorney Generals office recovered just over 7.4 million dollars on behalf of Idaho taxpayers, which amounts to just over $12 per taxpayer dollar contributed by the state, according to Wasden. The attorney general also recovered $5.9 million in civil penalties, fees and costs, also the largest amount ever recovered by the office in that category. The state received $31 million in 2009 from the tobacco master settlement agreement negotiated between the office and tobacco manufacturers in 1998. Idaho has taken in an otherwise unseen $254 million as a result over the years.</p>
<p>While only costing the state of Idaho $833,000 and bringing in a total of $44 million, the consumer affairs operations are a very positive force for citizens in general, but specifically for those who own Boise real estate. <p>The preliminary number for February indicate that homeowners in the Boise metro area have stopped reducing the price of their homes in order to sell them, according to Zillow.com&#8217;s data source.</p>
<p>As indicated by industry sources, and revealed in a Reuters report yet to be released, January median home prices did follow the previous downward direction.</p>
<p>Nearly one in five homes, or 19.5%, listed for sale on the Zillow website had at least one price reduction as of the end of February, down from 19.8% in January, sources said.</p>
<p>Asking prices dropped by an average of 6.8% in January to an average reduction of 6.7% in February.</p>
<p>The Boise real estate market has posted this trend consistently over each of the past twelve months, showing a boon for buyers. The February home sales numbers did not look too hot either, considering Zillow reports that an 8.7% price drop was shown over 33% of listed homes.</p>
<p>Over the course of a year, home prices fell from February to February 6.8%, and reported a decline from the previous month of 1.4% to $205,000 sources indicate.</p>
<p>The median days on the Boise real estate market changed about four days, from 109 days in January to about 105 days in February sources indicated. However, Augusts days on market numbers were only 90 days on average.</p>
<p>The average number of days on market for Boise real estate in February was 109, according to Zillow.</p>
<p>What this means for many property owners is that the inventory is being absorbed at predictable rates that would allow for price changes accordingly. In other words, if your home has not sold in the first 3 months, approximately, you may need to revisit your sales price and examine the comparable properties on the Boise real estate market. If this is not taken into account you may find yourself in the unfavorable situation of trying to catch up on a declining market and use up all of your equity.</p>
<p>This allows Boise real estate buyers the time to carefully consider exactly what they want and to patiently plan exactly how they are going to get a home that meets all their needs. Being in a &#8220;buyer&#8221; market is not necessarily a good thing if you are not well educated on market tendencies, and cannot capitalize on the best value when it comes along.</p>

<p>With Gross Domestic Product growth projected at a satisfying 5.7%, based on Commerce Department data from the 4th quarter, but actually came in at 5.9%, surpassing many expectations. The latest numbers reflect the most rapid pace since midyear of 2003. In the third quarter alone the economy increased by another 2.2%. Adding these contributing factors in with local ones, will help stabilize the Boise real estate market.</p>
<p>The economy in the winter time frame posted a 5.7% rate of growth, including all goods and services sold inside the borders of the U.S., according to Reuters. With the recovery seemingly in full swing in the last few months of 2009, our nation seemed to be emerging from the most severe financial crisis since the Great Depression, but that growth has been stymied somewhat in the first quarter of 2010. Even thought consumer spending and the housing markets were down, the fact that businesses increased investment in software and equipment helped add some steadiness to the economy and allowed business to liquidate bloated inventories. As the nation goes, so goes Boise real estate.</p>
<p>Stripping out inventories, the economy expanded at an annual rate of 1.9%, rather than the 2.2% pace estimated last month, indicating growth was not being driven by demand. Inventory sales amounts were alarmingly reduced from $33.5 billion to around $16.9 billion in the final quarter. They dropped $139.2 billion in the July-September period. The inventory changes alone were responsible for a 3.88% difference in GDP. This was the biggest percentage contribution since the fourth quarter of 1987. Inventory reductions by construction materials company had a sizable effect of Boise real estate too.</p>
<p>As a whole, the year 2009 featured the most dramatic decrease in GDP, at 2.4%, since the post World War II recovery of 1946. Toward the end of 2009, consumer spending had to be reduced from the projected 2% to 1.7% in consumer spending. Although offset soon afterward, the &#8220;cash for clunkers&#8221; program drove GDP, by stimulating consumption, up by a respectable 2.8%. A huge block of our economy normally comes from consumer spending, around 70%, but in the fourth quarter of 2009 it only added a minuscule 1.23%. In such a financial crisis, the Boise real estate market is not independent of the national trends.</p>
<p>With spending on commercial real estate heading down quickly, the fact that the growth happened at all was due mostly because of equipment purchases and investment in software necessary for business growth and improvement. With business investment being much higher than the projected 2.9%, at 6.5% actually, improvement is on the way. In just the three months prior, it had slumped by just under 6%. With everyone watching the housing markets, projections of 5.7% were down graded to about 5% in the fourth quarter. In the third quarter it had posted a tremendous 18.9%. Both exports and imports grew much stronger than initially estimated in the fourth quarter, leaving a trade gap that contributed 0.3 percentage point to GDP growth, the data showed. As GDP indicates our national economic states, Boise real estate eagerly awaits is significant turn around.</p>
